Booking Conditions & House Rules

1. Booking process

Bookings at "Casa das Mouriscas" are not concluded via the casadasmouriscas.pt website. The website only serves to present the accommodation and to collect availability and contact requests. The booking is concluded afterwards, by email, WhatsApp or telephone, with express confirmation of the dates, conditions and price.

2. Payment and booking guarantee

• The booking is confirmed upon payment of a 50% deposit of the total amount, by bank transfer.
• The remaining 50% of the stay is paid at check-in, on arrival at the accommodation.
• No security deposit is required.

3. Cancellation by the guest

• a) Cancellation made more than 30 days before the arrival date: full refund of the deposit;
• b) Cancellation made 30 days or less before the arrival date: the 50% deposit is forfeited (non-refundable).

In the event of a no-show without prior cancellation, the rules for cancellations made within 30 days apply and the deposit is forfeited. The specific conditions indicated in the booking confirmation sent to the guest shall prevail, in the event of any discrepancy, over this wording.

4. Cancellation by the accommodation

"Casa das Mouriscas" will only cancel bookings due to force majeure or reasons that make it impossible or excessively burdensome to provide the service (for example, serious damage to the property, safety issues, natural disasters). In such cases, the guest will be informed as soon as possible and, where applicable, any amounts already paid will be refunded in full, without prejudice to the accommodation, if possible, proposing alternative dates or other equivalent solutions.

5. Seasons and minimum stay

• Small House: open from 1 June to 15 September, with a minimum stay of 2 nights. Outside that season it does not take guests.
• Main House: let by the night all year round — with a 6-night minimum in summer; subject to availability the rest of the year.
• From October to May, the Main House can also be rented by the month, under a separate rental agreement. These booking conditions apply only to nightly stays.

6. Damage

Any damage or fault found on arrival, or caused during the stay, must be reported to the management. Serious damage caused by negligence or misuse of the accommodation, its equipment or shared areas will be charged to the guest who made the booking. No security deposit is taken: we simply ask that the house be treated with the same care and respect with which we look after it.

7. House rules

• Check-in: 15:00–21:00 · Check-out: by 11:00.
• Maximum occupancy: Main House 8 guests · Small House 2 guests.
• Pets: dogs only, by prior request and approval (€12 per pet; €50 penalty for not notifying in advance). Supervised by their owners in shared areas.
• Pool: for safety, close and store the parasols whenever it is windy or the area is unattended. No glass in the pool area — please use plastic or acrylic containers only.
• Septic tank (very important): the property is connected to a septic tank. It is strictly forbidden to flush toilet paper, wipes or hygiene products — please use only the bin provided in the bathroom, to avoid serious blockages.
• Hot water: water is heated by an electric water heater. Please use hot water sensibly and in moderation when showering, so it does not temporarily run out.
• Air conditioning: do not leave the AC running with windows or outside doors open.
• Appliances: make sure the hob, oven and iron are completely switched off after use and before leaving the house.

8. Right of withdrawal

Under the consumer protection rules applicable to distance and off-premises contracts, the statutory right of withdrawal (right to cancel within 14 days) does not apply to contracts for the provision of accommodation services for non-residential purposes where the contract provides for a specific date or period of performance.

Bookings at "Casa das Mouriscas" concern the provision of tourist accommodation services, with check-in and check-out dates agreed in advance. For this reason, once the booking has been confirmed with specific dates, the guest does not benefit from the statutory 14-day right of withdrawal. This is without prejudice to the contractual cancellation rights laid down in these Booking Conditions, as well as any other rights to which the guest is entitled under the general law.
